Yes it would.  Although I doubt many will find a new lease on life as resorts.  Maybe some in picturesque parts of New England and upstate New York.

Doubtful. A big company like Marriott would insist on a bunch of tax breaks, then only hire minimum-wage workers.

Colleges create microeconomies.

No little town dies when a motel leaves.  Resorts are generally bad for the environment and bring tourist bucks at best.

I'd never thought of the resort angle, but my alma mater here in town might well end up doing something like that in the future.  We don't have a great potential for tourism, but we're in one of those towns they market as "quaint" and "historic," and we're about 20 minutes from one major lake/fishing/rec area, an hour from St. Louis, etc.  So it might actually be something in back of the college's mind, particularly as they've built and upgraded several dorms in recent years.

The investors buying these properties are counting on being able to attract tourists to these areas. Time will tell whether they can, and if so, what the tourists do when they're there.
It takes so little to be above average.
