Rent out space at home with AirBnB.  I don't do this but as soon as I own my own house I plan on doing this.

I mentioned having a boarder before in another thread and someone poo pooed the idea because he thought "collecting" rent checks every month was some kind of burden.  I have a large home with an in-law suite.  I rent that furnished room to an octengenarian; I specifically wanted someone older because young people have busy lives, and I wanted the opposite in a boarder.  The arrangement is month-to-month; he was only supposed to be there for a few months, but it has turned into more than three years.  I outfitted his room with a bed, a nightstand, a smart TV (Disney+, Netflix, Amazon Prime), a desk, and chair.  I also outfitted the kitchen with a separate refrigerator for him.  I have raised his rent twice, but he seems more than content.  His rent has paid for my property taxes, insurance, repairs/upgrades.  In fact, his rent is $300 shy of my mortgage!  That is my kind of "burden."

Obviously, this would not work for everyone one.  If you have a small home or a growing family it is probably not the right option for you, but I can give you 40,000 reasons why it worked for me.  Today is the first of September... there will be a nice check waiting for me when I go home today.
